2BHK means a home with two bedrooms, a hall (living room) and a kitchen. It is a room-count label that builders use. The RERA Act, 2016 does not define it. The label does not tell you the carpet area, the bathroom count or the layout. Compare the RERA carpet area and the floor plan of the exact unit.

1.1.1 What does 2BHK mean?
2BHK means a home with two bedrooms, a hall and a kitchen. “BHK” stands for bedroom, hall and kitchen. The hall is the living room, and it often includes the dining space. The number in front of BHK is the bedroom count, so a 3BHK has three bedrooms. Builders, brokers and property portals use the label to group homes by type. It is a quick filter for a search. It is not a measurement. The label does not tell you the carpet area, the number of bathrooms, the size of each room or the position of the balcony. It also says nothing about the price, the approvals or the quality of construction. Two homes with the same label can be very different to live in. When a builder says “2BHK”, ask three more questions. What is the RERA carpet area of the unit? Where is the dimensioned floor plan? Which tower, floor and unit number is it?
1.1.2 Does any law define BHK?
No. The Real Estate (Regulation and Development) Act, 2016 does not use the words BHK or bedroom. The Act uses the word “apartment”. Section 2(e) defines an apartment as a separate and self-contained part of a property, with one or more rooms or enclosed spaces. It applies whether the seller calls it a flat, a dwelling unit, a unit or any other name. The Act controls the area, not the room label. Section 4(2)(h) says the builder must file “the number, type and the carpet area of apartments for sale” when the project registers. It must also file the exclusive balcony or verandah area and the exclusive open terrace area. On the K-RERA portal, this appears as a “Type of Inventory” table on each project page. The “type” in that table is whatever label the builder enters. On pages checked on 9 October 2026, the labels include “2 BHK”, “2.5 BHK”, “2 BHK COMPACT”, “3 BHK + 2T” and “EWS”. No rule on the portal explains these labels.

1.1.3 How different can two 2BHK homes be in size?
In a sample of four projects, the difference was 27 square metres of carpet area. Each K-RERA project page has a unit-wise table that lists every unit with its type and carpet area in square metres. Section 2(k) of the RERA Act defines carpet area as the net usable floor area of an apartment. It excludes the external walls, service shafts, the exclusive balcony or verandah and the exclusive open terrace. It includes the internal partition walls. On 9 October 2026, Sachi read the unit tables of four registered projects in Bengaluru Urban district. The smallest unit labelled 2BHK in the sample had 50.53 square metres of carpet area. The largest had 77.54 square metres. Both units are in the same project, Orchid Life. The smaller one has the label “2 BHK COMPACT”. Plain “2 BHK” units also differ inside one phase. In Rohan Ekanta Phase 1, they range from 64.98 to 74.62 square metres. The label hides these differences. The carpet area in the unit table shows them.

1.1.4 What is the difference between a property, a unit and a configuration?
These three words describe three levels of one purchase. A property is the whole development, with its towers, common areas and land. The RERA Act calls it a “real estate project” in section 2(zn). That definition includes the common areas, the development works and all improvements on the land. A large project can register in phases, and each phase gets its own K-RERA registration number. A unit is one specific home inside the project. The Act calls it an “apartment”. A configuration is the type of unit, such as 2BHK or 3BHK. One project can have many configurations, and one configuration can have several floor plans. Mix-ups happen when a sales team says “the 2BHK is available” without the tower, floor and unit number. The price, the facing and the carpet area belong to one unit, not to the configuration. Ask for the unit number in writing, and then find that unit in the K-RERA unit-wise table.

1.1.5 Does a 2BHK always have two bathrooms?
No. The BHK label counts bedrooms, the hall and the kitchen. It does not count bathrooms. Many 2BHK plans have two bathrooms, one attached to a bedroom and one common, but the label does not promise this. The K-RERA unit-wise table does not show bathrooms either. Its columns are the floor, unit number, unit type, carpet area, exclusive common area, association common area, undivided share and parking lots. One project in the sample used the label “3 BHK + 2T” next to a plain “3 BHK”. The portal does not explain “2T”, so do not assume a bathroom count from it. The floor plan of the exact unit is the place to count bathrooms. The agreement for sale is the place to lock that plan. Section 13(2) of the RERA Act says the agreement must specify the particulars of the construction and the apartments, with the specifications. Check that the agreement attaches the plan for your unit number.
1.1.6 What do 2.5BHK, 1.5BHK and compact labels mean?
These labels have no legal definition. They are names that builders choose and file as the “type” on K-RERA. In common market use, a “.5” means one extra room that is smaller than a bedroom. Builders often call it a study. On 9 October 2026, Rohan Ekanta Phase 1 listed 1.5 BHK, 2 BHK, 2.5 BHK and 3 BHK types. East Park Residences listed 2.5 BHK, 3 BHK, 3.5 BHK and 4 BHK types. In Rohan Ekanta Phase 1, unit A 002 (2.5 BHK) had 79.82 square metres of carpet area. Unit A 001 (2 BHK) had 65.96 square metres. The “compact” label works the other way. In Orchid Life, the 2 BHK COMPACT unit A005 had 50.53 square metres, against 72.40 square metres for the 2 BHK unit A004. Ask the builder for the dimensions of the extra room. Check that it has a window if you plan to use it as a bedroom.
1.1.7 How should you compare two 2BHK homes before booking?
Compare the units, not the labels. Start with the K-RERA project page for each project. Search the registration number yourself on rera.karnataka.gov.in, then open the unit-wise table. Find the exact unit number that the builder offers, and note its carpet area in square metres. Then ask the builder for the dimensioned floor plan of that unit. Section 12 of the RERA Act covers a buyer who pays an advance or deposit based on a notice, advertisement, prospectus or model apartment. If an incorrect or false statement in it causes loss, the builder must compensate the buyer. So keep a copy of the brochure and other material that you relied on. Section 14 says that after the plans are disclosed to you, the builder cannot change the plan of your apartment without your consent. Minor changes are an exception, but they exclude structural changes and any addition to the area. Use the same steps for each unit. A difference of a few square metres can change the price by lakhs.
- Write down the project name, K-RERA registration number, tower, floor and unit number.
- Find the unit in the K-RERA unit-wise table and record its carpet area in square metres.
- Get the dimensioned floor plan and count the bathrooms, balconies and windows.
- Divide the total price on the cost sheet by the carpet area, so that you compare price for each square metre of usable area.
- Check that the agreement for sale names the same unit, the same carpet area and the same plan.
1.1.8 What does the BHK label leave out?
The label leaves out almost everything that decides whether a home is a good purchase. It does not tell you whether the project is registered with K-RERA, or when the builder must complete it. It does not show the approvals, the land title or the Occupancy Certificate. It does not show the final price. The price depends on the carpet area, floor, facing, parking and the charges on the cost sheet. The label also cannot tell you whether the plan suits your household. Think about who needs a quiet room for work, whether guests stay overnight and where you will store things. Check the daylight and cross-ventilation, the privacy from the next tower and the length of the passages. A smaller unit with a well-planned layout can work better than a larger one with wasted space. Each of these points needs a separate check, and other Sachi Academy chapters cover them in detail.

Questions buyers ask
What is the full form of BHK?
BHK stands for bedroom, hall and kitchen. The number before it is the bedroom count. So 2BHK is two bedrooms, one hall (living room) and one kitchen. It is a market label. The RERA Act, 2016 does not define it.
Does 2BHK include two bathrooms?
Not always. The label counts bedrooms only. The K-RERA unit table has no bathroom column. Count the bathrooms on the floor plan of your exact unit, and check that the agreement for sale includes that plan.
What is the carpet area of a 2BHK in Bangalore?
There is no standard size. In four Bengaluru Urban K-RERA projects checked on 9 October 2026, units labelled 2BHK or 2BHK compact had 50.53 to 77.54 square metres of carpet area (about 544 to 835 sq ft).
What does 2.5BHK mean?
There is no legal definition. Builders use 2.5BHK for a plan with two bedrooms and one smaller extra room, often called a study. K-RERA shows the label as the builder filed it. Check the room size on the floor plan.
What is the difference between a property and a unit?
The property is the whole development, called a real estate project in the RERA Act. A unit is one apartment in it. The configuration, such as 2BHK, is the type of unit.
