How to read RERA project status and progress reports

Karnataka RERA project status is the public record of where a registered project stands on rera.karnataka.gov.in. It shows the registration status, the original and extended completion dates, the builder's quarterly progress filings and any application for completion. The builder files these figures itself, so compare them across quarters and with the site.

4.2.1 How do I check a project’s status on Karnataka RERA?
Karnataka RERA project status is on the public project search at rera.karnataka.gov.in, and you do not need a login. Select Services, then Project Status, and search by the registration number from the brochure. The result row shows a STATUS column, the proposed completion date and any extension dates. Select View to open the project page. On that page, three places tell you where the project stands. The first is the Registration/Extensions table in the Project Details tab, which shows the original and the extended completion dates. The second is the Quarterly Updates tab, which shows the builder’s progress filings with the date of each filing. The third is the Completion Details tab, which shows whether the builder has applied for completion. The builder enters all of this under Section 11(1) of the RERA Act. K-RERA publishes it under Section 34(b), so the page is a record of filings, not an inspection report.
- Search the registration number under Services, then Project Status.
- Note the STATUS value in the result row.
- Select View, and open the Project Details tab.
- Write down the last date in the Registration/Extensions table.
- Open Quarterly Updates, and note the “Submitted on” date of the latest panel.
- Open Completion Details, and note whether the builder has applied.
4.2.2 What do the status labels on K-RERA mean?
The status labels on K-RERA describe the registration, not the construction. APPROVED means K-RERA granted registration under Section 5 of the RERA Act. Under Section 5(3), that registration is valid for the period the builder declared for completion. Section 6 lets K-RERA extend it. K-RERA puts projects whose proposed completion date has passed on its Lapsed Projects list. K-RERA can also revoke a registration under Section 7, and a builder can withdraw an application. A project that moved to a new promoter shows an older registration with the status TRANSFERED. On 10 October 2026, the Project Status page showed 10,560 applications and 8,919 approved. It also showed 957 rejected, 107 withdrawn or revoked, 189 under process, 349 under query and 56 third party transfers. It also listed 3,560 projects that had applied for completion. The Default Project List showed 4 default projects and 3,013 lapsed projects.

The Project Details tab also has a field called Project Status. On the Casagrand Meridian and In that Quiet Earth pages, it read “New Project Launch” on 10 October 2026. Both projects had filed 60 percent or more progress by then, so do not read that field as progress.
4.2.3 What must a builder file in each quarterly update?
A quarterly update on K-RERA is the builder’s own report of progress for one quarter. Section 11(1) of the RERA Act makes the promoter keep the project page “quarterly up-to-date” for bookings, approvals and the status of the project. Rule 15(1)(D) of the Karnataka RERA Rules, 2017 sets the deadline and the content. The promoter must upload the updates “within Fifteen days from the expiry of each quarter”. The update must list the apartments, plots and garages booked. It must show the status of construction of each building and each floor, and of internal infrastructure and common areas, “with photographs”. It must also show approvals received, approvals applied for, approvals still to apply for, and any change to an approval. K-RERA names each panel by financial-year quarter. For example, “Quarter Q1 ( 2026-27 )” covers April to June 2026. So the filing for July to September 2026 was due by 15 October 2026.

Section 61 of the Act lets K-RERA fine a promoter who breaks the Act or the Rules. The fine can be up to 5 percent of the estimated cost of the project. Sachi checked the 2017 text of the Rules, not later amendments.
4.2.4 How do I read a quarterly update panel?
Each quarterly update panel on a K-RERA page starts with a heading such as “Quarter Q1 ( 2026-27 ) Details (Submitted on 10-07-2026)”. The first rows give the overall “Percentage of completion of project”, the total advance amount collected, and the amount withdrawn from the bank. Three certificate files follow: Form-4 from a chartered accountant, Form-5 from an architect and Form-6 from a structural engineer. These matter because Section 4(2)(l)(D) of the RERA Act lets the builder withdraw buyer money only in proportion to the work done. An engineer, an architect and a chartered accountant must certify each withdrawal. Next come photographs and a floor-by-floor percent for each tower. Then come units booked by type, construction cost, and work tables for sub-structure, super-structure, finishing, infrastructure, amenities and common areas. Each work row shows a percent, estimated dates and actual dates. The panel ends with the NOC status, litigation, changes to approvals and whether an association of allottees exists.
On 10 October 2026, the Casagrand Meridian page (PRM/KA/RERA/1251/446/PR/181122/005482) showed three panels:

The completion percent rose each quarter. After a Section 6 extension, the proposed completion date was 02-11-2026. The advance collected fell from about ₹250.9 crore to about ₹95.6 lakh between two panels. The page does not say whether that field is a running total or a figure for one quarter. Ask the builder which it is.
4.2.5 How do I spot a stalled project in the quarterly updates?
A stalled project usually shows in the quarterly updates before it shows on the site. Compare the last three panels on the K-RERA page, not only the latest one. Look for five signs. The first is a late filing: no panel within fifteen days after a quarter ends, as Rule 15 requires. The second is a percent that stays flat for two or more quarters. The third is a percent that falls, because built work does not normally go backwards. The fourth is a work row whose “Estimated To Date” has passed while its percent is below 100 and its “Actual To Date” is blank. The fifth is a completion date that is close while finishing work is far behind. None of these signs proves a problem on its own, because the builder types every figure. Each one is a question you can put to the builder in writing, before your next payment.
Here is a real example. On 10 October 2026, the page for In that Quiet Earth (PRM/KA/RERA/1251/446/PR/180519/001745) showed these filings:

The filed percent fell from 96 to 59 in one quarter. Its Registration/Extensions table showed an original completion date of 31-12-2025 and a Covid Extension to 30-09-2026. The Completion Details tab showed no application for completion, and the project was on the Lapsed Projects list that day. The page does not explain the drop. If you are a buyer there, ask the builder which figure is correct and for the new date in writing.
On Casagrand Meridian, the Q1 2026-27 panel showed painting at 70 percent against an “Estimated To Date” of 26-04-2025. Use rows like that to ask for a revised schedule.
4.2.6 What does “applied for completion” show on K-RERA?
The Completion Details tab shows whether the builder has told K-RERA that the project is complete. If it has not, the tab reads “Promoter has Applied for Completion on” with no date. If it has, the tab shows the date and a form. The form gives the project cost, the money collected from buyers, and the flats sold and unsold. It also says whether the project was “completed within the stipulated Period”. It then lists the completion documents. These include the occupancy certificate (OC) and its date, a stability certificate, the fire NOC after completion and the lift certificate. They also include architect and chartered accountant completion certificates and a promoter affidavit. Section 11(4)(b) of the RERA Act makes the promoter obtain the completion certificate or the OC, or both, and give it to the allottees. Section 19(10) says each allottee must take possession within two months of the OC. So the OC date is the date that matters to you.
For example, on 10 October 2026 the Rohan Ekanta Phase 2 page (PRM/KA/RERA/1251/446/PR/200423/005887) showed:

An application is the builder’s claim, not K-RERA’s approval of it. The same list of 3,560 projects that applied for completion included a plotted development with a proposed completion date of 31/12/2030. Open the OC file, check that it covers your tower, and ask for any document that the form leaves blank.
4.2.7 What can I do if my project lapses or stalls?
If your project lapses or stalls, your rights come from your agreement for sale and the RERA Act. Under Section 18(1), if the builder fails to complete or give possession by the date in the agreement, you have two choices. You can withdraw and get your money back with interest and compensation. Or you can stay and get interest for every month of delay until possession. Section 18(1)(b) applies the same refund right if the builder stops business because K-RERA suspended or revoked the registration, or for any other reason. Section 8 says that after a lapse or a revocation, K-RERA may consult the State Government on the remaining work. That work can go to the competent authority, the association of allottees or be handled in another manner that K-RERA decides. On a revocation, Section 7(4)(c) lets K-RERA freeze the project bank account. The second proviso to Section 8 gives the association of allottees the first right of refusal for the remaining work.
- Ask the builder in writing for the new completion date and the K-RERA extension order.
- Save screenshots of the last three quarterly panels, with the date you took them.
- Talk to other buyers about forming an association of allottees.
- Get legal advice before you sign any letter that gives up interest.
- If the builder does not answer, file a complaint under Section 31 of the Act.

What this means for you
- Read three things on the K-RERA page: the status in the search result, the Registration/Extensions table and the date of the latest quarterly update.
- Compare the last three quarterly panels. A late filing, a flat or falling percentage, or a missed work end date is a question for the builder in writing.
- Applied for completion is not proof of completion. Open the occupancy certificate file and note which completion documents are blank.

Questions buyers ask
How do I check the status of a project on Karnataka RERA?
Open rera.karnataka.gov.in, select Services, then Project Status, and search by registration number. The result row shows the status. Select View for the completion dates, quarterly updates and completion details.
How often must a builder update progress on K-RERA?
Every quarter. Rule 15(1)(D) of the Karnataka RERA Rules, 2017 says the promoter must upload bookings, construction status with photographs and approval status within fifteen days from the expiry of each quarter.
Does APPROVED status mean the project is complete?
No. APPROVED means the registration was granted. Completion shows in the Completion Details tab, where the builder applies for completion and uploads the occupancy certificate.
What does a lapsed project on K-RERA mean?
K-RERA lists a project as lapsed when its proposed completion date has passed. The list says buyers may take an informed decision. Ask the builder for the extension order or the occupancy certificate.
Can I trust the completion percentage in a quarterly update?
Treat it as the builder's own filing. Compare it with earlier quarters, the work tables in the same panel and a site visit. Ask in writing about any figure that falls or does not move.
