1. Who we are

Sachi.homes is an AI home-buying advisor for Bangalore. Sachi.homes is operated by Wizva AI Innovations Pvt Ltd (CIN U68200KA2025PTC206668, GST 29AAECW2099L1ZM), Bangalore, India. We are a registered real estate agent with the Karnataka Real Estate Regulatory Authority, K-RERA Agent Reg. No. PRM/KA/RERA/1251/309/AG/250920/006213.

In this policy, "we" and "us" mean Wizva AI Innovations Pvt Ltd. We are the Data Fiduciary for your personal data under the Digital Personal Data Protection Act, 2023.

2. What we collect

• When you chat with Sachi on WhatsApp: your phone number, your WhatsApp profile name, the messages, images and documents you send, and the property needs you tell us (budget, area, configuration, timeline).
• When you speak with our advisors: call details and notes. Calls may be recorded for quality and training.
• When you visit the website: pages viewed, buttons clicked, the page you came from, device and browser type, approximate location from your IP address, and cookie identifiers. We do not record what you type into the website search box in our analytics.

3. Why we use it

• To answer your property questions and give you advice.
• To arrange site visits and calls with developers when you ask us to.
• To follow up on your enquiry by WhatsApp or phone. You can ask us to stop at any time.
• To understand how the website is used and improve it.
• To measure our advertising and show our ads to people who may find Sachi useful.
• To meet our legal duties, for example RERA, tax and record-keeping rules.

We use your data on the basis of your consent, which you give when you message us or use the website, and for legitimate uses allowed by law. You can withdraw consent at any time (section 7).

4. Who we share it with

We do not sell your personal data. We share it only with:

• Developers and builders: when you ask us to arrange a site visit, a call or a booking, we share your name, phone number and requirement with that developer. As a registered agent, we may receive a commission from the developer when a purchase completes.
• Service providers who process data for us:
  • WhatsApp (Meta Platforms) for messaging.
  • Google Cloud for hosting the Sachi assistant and the AI models that answer your questions.
  • Supabase for our customer database.
  • Cloudflare for hosting and security of this website.
  • Google Analytics for website usage statistics.
  • Microsoft Clarity for heatmaps and session replays of website visits, with text fields masked.
  • Meta Pixel for measuring our Facebook and Instagram ads.
• Authorities: when the law, a court or a regulator requires it.

Some of these providers process data outside India. We use them only as permitted under Indian law.

5. Cookies

The website sets cookies from these tools:

• Google Analytics (_ga and related cookies). You can opt out with the Google Analytics opt-out add-on.
• Microsoft Clarity (_clck, _clsk).
• Meta Pixel (_fbp). You can manage ad tracking in your Facebook ad preferences.

You can also block or delete cookies in your browser settings. The website still works without them.

6. How long we keep it

We keep your data while your enquiry is active and for as long as we need it for the purposes above. We delete it when you ask us to, unless a law requires us to keep it, for example tax and RERA records.

7. Your rights

Under the Digital Personal Data Protection Act, 2023, you can ask us to:

• Tell you what personal data we hold about you and who we shared it with.
• Correct, complete or update your data.
• Erase your data.
• Stop contacting you, or withdraw your consent.
• Name a person to exercise your rights if you die or cannot act.

To use these rights, email hello@sachi.homes or message us on WhatsApp. On WhatsApp you can also reply STOP at any time.

8. Grievance Officer

If you have a complaint about how we handle your data, write to our Grievance Officer at hello@sachi.homes with the subject "Grievance". If you are not satisfied with our reply, you can complain to the Data Protection Board of India.

9. Security and children

We protect your data with access controls and encrypted connections. No system is fully secure, and we will tell you and the Data Protection Board if a breach affects your data.

Sachi.homes is for adults. We do not knowingly collect data from anyone under 18.
