1. General

a) This document is an electronic record under the Information Technology Act, 2000 and the rules made under it. It is generated by a computer system and does not need a physical or digital signature.

b) This document is published under Rule 3(1) of the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, which requires publishing the rules, privacy policy and terms of use for access to or use of a website.

c) The domain sachi.homes ("Website") is owned and operated by Wizva AI Innovations Pvt Ltd ("Company"), with its registered office in Bangalore, Karnataka, India. In these Terms, the Company includes its representatives, administrators, employees, directors, officers, agents, successors and assigns.

d) In these Terms of Use ("Terms"):

• "You" and "User" mean any person or entity that uses the Website or chats with Sachi, and who is competent to enter into a binding contract under the Indian Contract Act, 1872.
• "We", "Us" and "Our" mean the Website and the Company, as the context requires.
• "Party" and "Parties" mean the User and the Company, separately and together.

2. The services

Sachi.homes is an AI home-buying advisor for Bangalore. It provides:

• Sachi on WhatsApp: an AI advisor that answers questions about Bangalore residential projects, including price, approvals, builder record, location and unit plans.
• Property information: details about projects compiled from public filings (such as K-RERA), developer documents and other sources.
• Sachi Academy: free guides on buying a new home in Bangalore.
• Advisor support: our team can help you shortlist projects, arrange site visits and speak with developers when you ask us to.

3. Our role as a registered agent

a) The Company is a real estate agent registered with the Karnataka Real Estate Regulatory Authority (K-RERA Agent Reg. No. PRM/KA/RERA/1251/309/AG/250920/006213).

b) When you ask us to arrange a site visit, a call or a booking, we share your details with that developer. We may receive a commission from the developer if you buy through us. You do not pay us a fee for using Sachi.

c) The decision to buy, and any agreement for sale, is between you and the developer. We are not a party to that agreement.

4. Eligibility

You confirm that you are competent to enter into a legally binding agreement under the Indian Contract Act, 1872, and that you are at least 18 years old. Do not use the Website if you are not competent to contract or if any law prevents you from doing so.

5. Communication

a) When you message Sachi on WhatsApp or share your contact details with us, you agree that we and the developers you ask us to connect you with may contact you by WhatsApp, phone call, SMS or email about your enquiry.

b) You can stop these messages at any time by replying STOP on WhatsApp or by writing to hello@sachi.homes.

6. Use of the AI advisor

a) Sachi's answers are for information only. Sachi's answers are not legal, financial or tax advice. We work to keep information accurate, but we do not guarantee that every answer is complete, correct or current.

b) Check important facts yourself before you decide, for example the RERA registration, title documents, approvals and the final price with the developer. For legal or tax questions, consult a qualified professional.

c) Do not misuse the AI advisor, including trying to manipulate it, extract its instructions, overload it or get around its safeguards.

7. Your obligations

You agree that you will not:

• use the Website or Sachi for any unlawful purpose or against these Terms;
• try to gain unauthorised access to any part of the Website, other users' data, or our systems and networks;
• send content that is illegal, offensive, defamatory or that infringes anyone's rights;
• interfere with or disrupt the Website, Sachi, or the servers and networks behind them;
• use bots, scrapers or other automated tools to extract data from the Website without our written permission;
• give false information when you use our services;
• use the Website or Sachi to advertise or promote products or services not connected with Sachi.homes;
• impersonate any person or entity, or misrepresent your connection with anyone.

8. Intellectual property

a) The Sachi name, logo, Website design, text, graphics, guides and software belong to Wizva AI Innovations Pvt Ltd or its content suppliers, and are protected by Indian and international copyright and trademark laws.

b) You may not copy, modify, distribute, display or create derivative works from any content on the Website without our written permission. Project images and documents belong to their respective developers.

9. Property information

a) Project details shown on the Website or shared by Sachi come from developers, public registries and other third parties.

b) We do not guarantee the accuracy, completeness or availability of property information, including price, specifications, approvals, possession dates and legal status. Developers can change prices and offers at any time.

c) Confirm all property information with the developer and through your own due diligence before you pay any amount or sign any document.

d) We are not responsible for any transaction between you and a developer or seller.

10. Disclaimer of warranties

a) The Website, Sachi and all services are provided "as is" and "as available", without warranties of any kind, express or implied.

b) We do not warrant that the Website or Sachi will be uninterrupted, error-free, or free of viruses or other harmful components.

c) We make no representations about the accuracy, reliability or completeness of any content on the Website or in Sachi's answers.

11. Limitation of liability

a) To the maximum extent permitted by law, Wizva AI Innovations Pvt Ltd is not liable for any indirect, incidental, special, consequential or punitive damages arising out of or related to your use of the Website or Sachi.

b) Our total liability to you for all claims arising from your use of the Website will not exceed the amount you paid us, if any, in the twelve months before the claim.

12. Indemnity

You agree to indemnify and hold harmless Wizva AI Innovations Pvt Ltd and its officers, directors, employees, agents and affiliates against any claims, liabilities, damages, losses, costs or expenses (including reasonable legal fees) arising from:

• your use of the Website or Sachi;
• your breach of these Terms;
• your violation of anyone else's rights;
• any content you send through the Website or to Sachi.

13. Termination

a) We can suspend or end your access to the Website or Sachi at any time, with or without notice, including if you breach these Terms.

b) When access ends, your right to use the Website ends at once.

c) Provisions that by their nature continue after termination will continue, including ownership, disclaimers, indemnity and limitation of liability.

14. Privacy

Your use of the Website and Sachi is also governed by our Privacy Policy, which forms part of these Terms.

15. Changes to these Terms

We can change these Terms at any time. Changes take effect when we post them on this page, and the date at the top shows the latest version. If you keep using the Website or Sachi after a change, you accept the changed Terms.

16. Dispute resolution

a) Mediation: the Parties will first try to settle any dispute between themselves. If they cannot settle it within thirty (30) days after one Party tells the other about the dispute, it will go to arbitration.

b) Arbitration: any dispute arising from these Terms will be referred to a sole arbitrator appointed by both Parties under the Arbitration and Conciliation Act, 1996. The arbitration will be in English, and the seat of arbitration shall be Bangalore, Karnataka, India.

c) These Terms and any other agreement between the Parties are governed by the laws of India. The courts at Bangalore have exclusive jurisdiction over any dispute between the Parties.
